Q. I need help selling a loan. I have the lender that will do the loan, but they don't won't put me on the hud and they don't pay any yield spread. I can't wrap my fee into the loan in any way. How do I get the borrower to agree to pay me outside of closing? I know we have forms and things like that, I'm just not sure what to say to them to get them to agree. The loan will be around $400,000 and I am only going to charge one point, but I'm not sure how to do that.

Q. A f/u on a previous scenario question:
Borrower owns the LLC operating company which owns the mixed use bldg with tenants. Borrower also owns/operates a dental business out of the same bldg (only 34%..so can't go SBA).
1. Which entity do I try to get DSCR on? LLC or the borrower's dental business?
2. Which entity will lender be most interested in?
I'm a bit confused as to which entity to use. They didn't qualify for the Med Prof program.
Their mortgage statement is under the LLC operating company not the dental business. Thank you
Q. How up to date are the flyers and brochures? Can the ones that are no longer doable be removed from the site? I want to do a marketing blitz but I want the confidence to know that what I am taking out is current. Thanks.
