Q. What is the max LTV and CLTV available for apartment buildings, and the same for office and retail? Would all be investor and small loans under 1MM. I have an investor looking to put down as little as possible, big surprise. Also, can a purchase be done owner occ if the business to occupy is brand new, and can owner occ still be done with 25% of the space? Thanks.
Q. This may be a stupid question but asking it anyway...
I have a client that wants to refinance a retail building. It is worth over 1.8 mil and we need a loan of 60%. The building is fully leased and cash flows nicely. The owner does not occupy the building. The owner is showing significant losses on his tax returns for the previous 2 years. If you are not showing positive income on your tax return but the building itself is cash-flowing... i am guessing there is not much we can do... right?

Great call yesterday! I'm excited about the future. Anyway, as you know I have had a LOT of activity but no closings. Seems like it's one thing or another and the deal is dead. Your call help me think positive again.
Now I have a really clean, strong apt building refi for $500K but I can't find a lender. Greystone doesn't do anything below $750K and another lender only goes up to $400K. Do you know of anyone who can do this loan??
